We assist our investors in acquiring return basis/ pre-leased rented properties which are all freshly rented to large corporates, spread over different areas in Delhi and Gurgaon. The ROI (return) ranges from 5%-10% depending upon the location and building, also mostly on the terms of the lease. We focus on the newer buildings which have a potential to attract capital appreciation alongside the regular rental which the investor earns. The rented properties we offer are located in buildings which are already sanctioned and approved by banks, making them completely fundable. In most of the cases, the complete furnishing and interiors are executed by our investors, who are the present owners of these areas, based on the requirement of the tenant. When the ownership changes, the ownership of the property- along with its interiors and the lease is completely transferred to the new owner. This saves a lot of time and the buyer gets a readily rented property which is fully furnished which allows him/ her to lease it out as it is to a new tenant once the previous one vacates. The minimum lock-in period for the lease in such cases is 3 years- which may go up to 9 years in some cases. This allows the investor to recover a big amount of his capital invested by the time the lease expires. In some cases, the tenants further renew their lease after the entire term is over, making it a very good investment. The buyer also receives the complete security deposit (which is usually between 4-10 months rent) offered by the tenant as per the lease on the day the property is transferred- which is a substantial amount. Although the same is refundable at the expiry of the lease- given that the tenant abides by all the terms of the lease. This further secures the interest of the buyer to a good extent.
